An AI Lead Gen campaign is a new campaign type on BoostYourHouse. It pairs your AI video ad with a smart chat page for your listing. When a buyer clicks your ad, an AI assistant answers their questions in seconds, collects their name and phone number, and emails you the moment they want a viewing. It works around the clock, and it is included free with every new campaign.

In this article I'll explain why we built it, how it works step by step, and what it means for how fast you sell your listing.

Why we built this

I started BoostYourHouse to help realtors sell their listings faster. My background is in AI engineering, and I wanted to put that technology to work on a real problem: getting good listings in front of the right local buyers, without the cost and hassle of a production crew.

Over the last year, we've run thousands of video ad campaigns for realtors all across the US. Each one starts with nothing more than a listing address. Our AI turns the listing photos into a video tour, and we run it as an ad to home buyers near your listing. The whole thing is live within minutes.

Compare that with the old way. A videographer, an editor, and a marketing agency will typically take weeks and cost anywhere from $1,000 to $10,000 for one listing. We do it for a fraction of that, in minutes instead of weeks. That's the power of AI.

But after thousands of campaigns, we learned something important: getting leads is only half the job. The other half is answering them fast. And that's where most leads die.

Why do good leads go cold?

Picture this. A buyer clicks your ad at 9 PM on a Tuesday. They have one simple question: "What are the HOA fees?" But you're at dinner. You see the lead the next morning and call back. Too late. They've already moved on to the next listing.

The research on this is blunt. A study of 2,241 US companies published in Harvard Business Review found that firms that contacted a new lead within one hour were nearly 7 times more likely to qualify that lead than firms that waited even an hour longer, and more than 60 times more likely than those that waited a day. The Lead Response Management study goes further: reaching a lead within 5 minutes instead of 30 makes you about 21 times more likely to qualify them.

Five minutes. No realtor can hit that every time. You're at showings. You're driving. You're with your family. That's not a skill problem. It's a time problem.

So we built an assistant that answers for you, in seconds, every single time.

How does an AI Lead Gen campaign work?

There are three steps, and only the first one needs you.

  1. You launch your campaign. Enter your listing's address. We find your listing's photos for you, and you pick the 5 you like best. Our AI then builds a full video tour of the home, made to go viral on social media, in about 2 minutes. We run that video as an ad on Facebook and Instagram, targeted at home buyers near your listing.
  2. Buyers click and chat. Instead of a boring contact form, buyers land on a chat page made just for your listing. It shows the photos, your name, your photo, and your brokerage. An AI assistant answers their questions instantly: price, bedrooms, HOA fees, property taxes, parking, what stays with the home. It only uses facts you've approved. If it doesn't know something, it says so and offers to connect the buyer with you. It never makes things up. Two buttons are always on screen: "Book a viewing" and "Call me back."

The talking is done by the best AI in the world. Our assistant uses the most advanced models from Anthropic, OpenAI and Google to answer your buyers and nurture them, and we switch the moment a better model ships. Every answer is tuned toward one goal: turning an interested buyer into a booked viewing or a call back request.
  3. You get the lead with the full story. The moment a buyer asks for a viewing or a call, you get an email with their name, phone number, timeline, and financing situation. You can read every word of the conversation in your dashboard.
What your buyers see: your listing photos, your headshot, and a chat that answers in seconds and asks the right questions back.

How does the assistant qualify a buyer?

The assistant doesn't just answer questions. It asks them back naturally, one at a time, the way a good agent would. Over the course of the chat it collects the buyer's first name, phone number, moving timeline, financing situation (cash, pre-approved, or still needs a lender), and budget.

Every conversation is then labeled for you automatically:

  • 🔥 Hot: the buyer asked for a viewing or a call back, wants to talk to you, or is ready to buy within 30 days with financing sorted.
  • Warm: the buyer is looking to buy within about 3 months, is pre-approved, or left their contact details.
  • Cold: just browsing.

Hot leads sort to the top of your inbox, and anyone who wants to talk to you personally gets a clear "Wants to talk to you" badge. When a buyer asks for a viewing, you get an email that looks like this:

The email you get the moment a buyer asks for a viewing. Name, number, timeline, financing: everything you need for the call.

One more thing that matters: the assistant is built to follow Fair Housing rules. It will not discuss neighborhood demographics or steer buyers, no matter how a question is phrased.

Do I stay in control?

Yes, completely. This was the most important design rule we set for ourselves. Here is what you can do at any time:

  • Read everything. Every conversation is saved word for word on your Incoming Leads page.
  • Fix any answer. Spot something wrong? Tap "Modify bot's answer" and type the correct one. From then on, the assistant uses your exact words for that question.
  • Join any chat. One click and the assistant goes quiet. The buyer is told you've joined, and you type as yourself.
  • Turn it off. You can switch the assistant off for any listing, whenever you want.

And the assistant is honest with buyers. A small note under the chat says it's an AI assistant. If a buyer wants a real person, the assistant asks for their phone number right away, and you get an email that says exactly that: this buyer wants to talk to you.

What do I need to set up?

About 10 minutes, once per listing. The assistant asks you 15 short questions about the home: bedrooms, bathrooms, HOA fees, property taxes, showing times, parking, what stays with the home, and so on. We pre-fill most of the answers from your listing details, so you mostly just check them and fix what's off. Add your name, brokerage, and photo once, and you're done.

No technical skills needed. If you can answer an email, you can set this up.

What does it cost?

Nothing extra. The AI assistant is included free with every new campaign: Intro, Starter, and Pro. Every plan is a one-time payment per listing, not a subscription.

PlanPrice (one-time)What you get
Intro$125A short test flight for your listing: video ad, local campaign, and the AI assistant

What results are realtors seeing?

Our early campaign data shows that instant lead nurturing books about 33% more viewings than leads that only get an email follow-up. The leads that come through are also better qualified, because the assistant has already asked about timeline and financing before you ever pick up the phone.

The reason is simple. The buyer gets their answer while they're still looking at your listing, still interested, still warm. By the time you call, you're not chasing a stranger. You're calling someone who asked to hear from you.

As more campaigns finish, we'll publish fuller numbers here on the blog.

Try it on your next listing

This is the biggest upgrade we've made to BoostYourHouse since we launched, and it's live today for every new campaign at no extra charge. Start with a free video preview of your listing, then let the assistant handle the first conversation and see the difference an instant answer makes.

Frequently asked questions

Do I need any technical skills to use AI Lead Gen campaigns?
No. You enter your listing's address, pick 5 photos, and answer 15 short questions about the home, most of which we pre-fill for you. If you can answer an email, you can set this up. There is nothing to install and nothing to configure.
Will buyers know they are talking to an AI?
Yes. A small note under the chat tells buyers it is an AI assistant. Buyers can ask for you at any time. The assistant will then ask for their phone number right away and you get an email so you can call them back personally.
What if the AI assistant gives a wrong answer?
You can read every conversation and correct any answer from your Incoming Leads page. From then on, the assistant uses your exact wording for that question. You can also switch the assistant off for any listing at any time.
Does the assistant work at night and on weekends?
Yes. The assistant answers buyers 24/7, including nights, weekends, and holidays. Those are exactly the moments when most agents lose leads because they cannot reply fast enough.
How much does the AI assistant cost?
Nothing extra. The AI lead-nurture assistant is included free with every new BoostYourHouse campaign: Intro ($125), Starter ($175), and Pro ($315). Each campaign is a one-time payment per listing, not a subscription.
Can the assistant book viewings without me?
No. The assistant collects the viewing request and the buyer's contact details, then emails you immediately. Nothing is confirmed until you reply to the buyer. You stay in charge of your own calendar.
